Scope & Agreement
Home inspection and/or property inspection means a limited visual analysis for the purpose of providing a professional opinion of the condition of a residential dwelling and the dwelling’s carport or garages: any reasonably accessible installed components, and operation of the dwelling’s systems, including any controls normally operated by the owner of the dwelling, for the following components:
- Heating Systems
- Cooling Systems
- Electrical Systems
- Plumbing Systems
- Structrual Components
- Foundation
- Roof Coverings
- Exterior Coverings
- Interior Coverings
- Structrual Components
Information for The Current Home Owner
Dear Home Owner,
I am licensed by the State of Indiana; you can verify this BY CLICKING HERE. An inspection will include every area of your home, however, while conducting the Inspection, your property and privacy will be respected to the best of my ability.
A typical inspection will take approximately three hours. It is very common for the buyer to attend the home inspection.
I need to ask a few things of you.
- Pets must be in a kennel, on a leash, or maybe away. The reason is that if they get loose I will not be able to retrieve them.
- Let me or your realtor know the location of access to your attic. Be sure access is clear. If it is in a closet please remove the clothes ahead of time. It is not the Home Inspector’s responsibility to clear the access.

- I will operate the dishwasher. Please have it empty.
- The area in front of the electric service panel must be free and clear for three feet.
- The area in front of the furnace must be free and clear.
- If any hose bibs are known to be ruptured and leak into the wall, be sure to let me or your realtor know ahead of time.
- If you have a septic tank and you know the location, please let me or your realtor know its location.
Failure to allow access may result in an incomplete report for the person wanting to purchase your property. Good clear access will help me be quicker, and then on my way.

Heat exchangers are not part of the inspection due to the fact that they are contained within the air handler and/or boiler and are not visible to the inspector. We recommend that all heating system(s) fueled by a combustible gas and/or solid fuel be inspected and serviced by a licensed contractor in this field prior to occupancy and/or closing.
What a Property Inspection

- Our home inspections and property inspections do not include a code compliance inspection.
The inspection report does not address environmental hazards, including:
- Lead-based paint, radon, asbestos, cockroaches, rodents, pesticides, treated lumber, mold, mercury, carbon monoxide or similar environmental hazards.
- The inspection report does not address wood destroying insects and/or organisms.
The inspection report does not address subterranean systems or systems’ components (operational or non-operational), including:
- Sewage disposal, water supply or fuel supply/delivery.
- The inspection report does not address any security alarm systems or any remote monitored smoke/fire detection systems.
Understanding our
Pre-Inspection Agreement
John Smith Home Inspections agrees to conduct a visual inspection for the purpose of informing the client of any major deficiencies in the condition of the property. The inspection and report are performed and prepared for the sole confidential and exclusive use and possession of the client. The written report will include the following:
- Structural condition and foundation
- Electrical, plumbing, heating and air conditioning, water heater; Condition of major systems
- General interior, including walls, windows, ceiling, floors, insulation, and ventilation
- Kitchen and major appliances
- General exterior, including chimney, roof, gutter, drainage and grading

What I Inspect
It is understood and agreed that this inspection will be of readily accessible areas of the building and is limited to visual observations of apparent conditions existing at the time of the inspection only. Latent and concealed defects and deficiencies are excluded from the inspection; equipment, items and systems will not be dismantled. Should any defects become apparent they must be reported to John Smith Home Inspections in writing prior to closing, and/or within 10 days of identification.
Maintenance
Maintenance and other items may be discussed. But they are not part of our inspection. The report is not a compliance inspection or certification for past or present government codes or regulations of any kind.
What I don't Inspect
The inspection and report do not address and are not intended to address the possible presence of or danger from any potentially harmful substances and environmental hazards including but not limited to lead paint, asbestos, urea formaldehyde, toxic or flammable chemicals, water, and airborne hazards. Also excluded are inspections of and report on swimming pools, security systems, central vacuum systems. water softeners, sprinkler systems, fire and safety equipment and the presence or absence of rodents, termites and other insects.
Liability
The parties agree that John Smith Home Inspections and its employees and agents assume no liability or responsibility for the cost of repairing or replacing any unreported defects or deficiencies, either current or rising in the future; or for any property damage. consequential damage or bodily injury of any nature. The inspection and report are not intended or to be used as a guarantee or warranty, expressed or implied, regarding the adequacy, performance or condition of any inspected structure. item or system. John Smith Home Inspections is not an insurer of any inspected conditions.
It is understood and agreed that should John Smith Home Inspections and/or its employees or agents be found liable for any loss or damages resulting from a failure to perform any of its obligations, including but not limited to negligence, breach of contract, or otherwise, then the liability of John Smith Home Inspections and/or its employees or agents shall be limited to a sum equal to the amount of the fee paid by the Client for the Inspection and report.
